Don’t bother. Even with the high spec through colour renders you’ll be constantly maintaining.

We had the gable ends of our house lime rendered about 10 years ago. Pricey at the time but zero maintenance so far. It's an old house with porous bricks so it had to be lime rendered to allow it to 'breathe'.

Two differing views there My builder mate was on about the lime. I'll speak him as well. Next door had it done ?10? years ago and it still looks good

If it has cavity walls you shouldn't need to go for lime render, as long as the cavities are still okay. If it is solid walls you should.

Ok, thanks for that. What silhouette mural shall I choose? Maybe a ‘lest we forget’ normally flown on a flag by someone who’ve never served nor give to any military charity in any meaningful way? Maybe a Northern Ireland unionist fist?

We have a dormer and the roof was never right after getting the loft converted to be honest.

Went to Jewsons yesterday to get some idea of choices and prices If you have the time and inclination to save a lot, measure roof yourself and take measurements to Burton roofing portrack. They'll help you out, you need to organise scaffolding and then get prices for fit only. I was quoted 5k for a slate roof. I did it myself for just over 2.5k that included 3 velux. I got money back for old slate too. Think circa 400 quid. Labour was about 1k. Think it was 2.1 k once traded slate back. Go try then to get an idea, then just ring some roofers. If its not worth it then just go with one company.

Those prices were circa 2006 ish. Also guy who quoted for labour said he'd priced for a small terrace not a medium one, so I'd expect Labour circa 2k now for a semi. Not sure what size yours is, just a guideline. Also i was told to get labour from Ferryhill area etc as they're cheaper day rates than teesside. Mine was from Shildon way. Might be worth it, felt good tbh knowing I'd saved a bit and was in control of quality of material, so you know no corners cut on that side.
